Where a wall is sound and a few panels are not, repairing is the smaller and quicker job. Two things decide how it goes here: how young the siding is, and who gets to say yes to the work.

Madison has the lowest share of owner-occupied homes of any market this company covers: 46 percent, against 77 percent in Waunakee a few miles away. Only 40 percent of its homes are detached houses. Both figures are the Census Bureau’s, and they sit with the rest on our housing data page.
That changes who a repair conversation is with. On a rented house the person who notices a panel hanging loose is rarely the person who pays to put it back, and a quote often has to survive being forwarded to an owner who has not seen the damage. Photographs and a written scope matter more than usual for that reason: they are doing the explaining when nobody is standing at the wall.
Madison is the newest of these markets. Its median home was built in 1980, and the places around it are newer again: Verona 2002, Sun Prairie 1999, Waunakee 1998.
Siding of that age is usually still in its first life, which makes a repair more likely to disappear. The profile may still be manufactured, so a replacement panel can be the same panel rather than the nearest thing to it. Damage tends to be an event, something struck the wall or wind caught an edge, rather than a material reaching the end of its service. The exception is colour: even fifteen years of sun moves a shade enough to see, and a factory-fresh panel lands bright against its neighbours.
About half of Madison’s homes were built before 1980. For those built before 1978, the EPA’s Renovation, Repair and Painting rule applies to work disturbing painted siding or trim, and the firm doing it has to be certified. In the newer towns it rarely comes up at all.
Low upkeep and the lowest cost of the usual choices; the standard the others are priced against.
Fiber cement board, Hardie or an equivalent, heavier than vinyl and finished with paint.
Wood-look lap and panel siding in engineered wood, LP SmartSide being the common one.
Tell us about the house, and a licensed siding contractor working in Madison will contact you about a visit. Quotes are written after the walls have been seen and measured, not guessed over the phone.
